Managing a property means collecting the rent. Managing an asset means deciding when to renovate, anticipating regulation, planning works and protecting value over twenty years. They are two different jobs.
Many owners run their property as events dictate: re-let when it falls vacant, repair when something breaks. That works — until the day the property has aged, no longer achieves the expected rent, and needs substantial work all at once.
Asset management means steering: programming maintenance to prevent heavy deterioration, positioning the rent correctly against the local market, and anticipating regulatory deadlines.
One deadline matters more than any other for British owners. France is progressively banning the letting of the worst-performing homes under the diagnostic de performance énergétique (DPE), the French equivalent of an EPC. Properties rated G, then F, then E are being withdrawn from the lettings market in stages. If your flat is poorly rated, the question is not whether to act but when — and whether the necessary work falls to you or to the copropriété.
French property regulation has become genuinely complex: rent controls in designated zones, an evolving list of compulsory surveys, decency standards, energy performance obligations, and the taxation of rental income.
A procedural error on a notice, a non-compliant lease, a missing survey: consequences range from the act being void to your simply being unable to enforce your rights. Our professional indemnity insurance covers our management acts — cover you do not have when managing alone from abroad.
