Every owner reaches their building's documents through a personal online login. Members of the council of owners go further: they see all invoices, quotes and monthly bank statements.
Not every owner has the same needs, or the same rights. Our electronic document management therefore separates two clear levels.
Every owner gets a personal login giving access to their building's documents: general meeting minutes and notices, calls for funds, the règlement de copropriété (the building's constitutional document), statutory surveys and current contracts. Everything is available at any hour, without having to ask or wait for the post.
Members of the council of owners — the elected committee, roughly comparable to a residents' association committee in the UK — additionally see all invoices, quotes and bank statements, updated month by month. Oversight is no longer an annual inspection before the meeting: it becomes continuous.
French law gives the council of owners the right to inspect the accounting records. In practice, exercising it meant travelling to the office and working through paper files — a real obstacle if you live in Britain.
With permanent access to invoices and bank statements, that right becomes genuinely usable from anywhere. A council member can check an item of expenditure the evening the question arises, compare an invoice against the quote that was voted, or review the cash position before a meeting.
For overseas owners this is decisive. You no longer depend on someone emailing you a scan: the documents are simply there, in the same place, whenever you need them.
For every owner: general meeting minutes and notices, calls for funds and your individual account statements, the règlement de copropriété, statutory technical surveys, and the building's maintenance and insurance contracts.
For the council of owners, in addition: all supplier invoices, quotes received for works and contracts, monthly statements from the building's dedicated bank account, and the record of arrears.
Access is personal and secure. It is issued when we take over management, or when you buy a lot, and remains valid for as long as you own it.

No. Access to invoices, quotes and bank statements is reserved for members of the council of owners, who carry out an oversight role defined by French law. Every owner does, however, reach all the documents that concern them: minutes, notices, calls for funds, the règlement, surveys and contracts.
Minutes and notices are uploaded as soon as they are sent. Calls for funds appear at each due date. For the council of owners, invoices and bank statements are updated month by month, without waiting for the year-end accounts.
No. Everything is consulted through a web browser, on a computer, tablet or phone. There is nothing to install and nothing to update.
The documents themselves are in French, as French law requires for official copropriété paperwork. We are happy to talk any of them through with you in English — that is part of what we do for overseas owners.
